What Is a Landlord Gas Safety Certificate?

If you rent out a property with any gas appliances — a boiler, hob, fire, anything — you're legally required to have a gas safety check carried out every 12 months by a Gas Safe registered engineer. The certificate you get at the end is called a CP12.

It's not optional. Under the Gas Safety (Installation and Use) Regulations 1998, landlords must arrange an annual check on every gas appliance and flue in the property, keep records for two years, and give a copy of the certificate to each tenant within 28 days of the check — or before they move in.

Missing or expired CP12s can result in prosecution, unlimited fines, and even imprisonment. If a tenant is harmed by a faulty gas appliance in a property without a valid certificate, the landlord is liable.

What's Covered in a Gas Safety Inspection

Every gas appliance and flue in the property gets checked. Here's what the inspection covers.

Visual condition checkEvery gas appliance is visually inspected for damage, corrosion, or anything that could cause a problem.

Your Legal Responsibilities

Here's what the law says you need to do as a landlord with gas appliances in your rental properties.

Annual gas safety check

Every gas appliance and flue in every rented property must be checked once every 12 months by a Gas Safe registered engineer. No exceptions.

Give tenants a copy

You must give each tenant a copy of the gas safety record within 28 days of the check, or before they move in if they're a new tenant.

Keep records for 2 years

You're required to keep copies of the gas safety record for at least two years. We keep digital copies too, so you can always get a replacement.

Maintain gas appliances

Gas appliances, flues and pipework must be maintained in a safe condition. A gas safety check alone doesn't cover maintenance — a boiler service does. We can do both in one visit.

FAQs

Gas Safety Certificate Questions

How often do I need a gas safety check?
Every 12 months. You can have it done up to two months early and still keep the same renewal date — so there's no reason to leave it to the last minute.
What happens if I don't have one?
You're breaking the law. You can be fined, prosecuted, and if a tenant is harmed by a faulty gas appliance in a property without a valid CP12, you could face imprisonment. Your landlord insurance may also be invalid.
Is a gas safety check the same as a boiler service?
No. A gas safety check covers all gas appliances in the property and results in a CP12 certificate. A boiler service is a more detailed inspection of the boiler itself. They're different things, but we can do both in one visit. See our boiler service page.
Do I need one if the property has no gas?
No. If there are no gas appliances, no gas supply and no flues connected to gas appliances, you don't need a CP12. But if there's a capped gas supply, it's worth getting checked anyway.
What if my tenant won't let the engineer in?
You need to show you've made reasonable efforts to gain access. We'll try up to three times at different times of day and keep a record of every attempt. That paper trail protects you if it ends up in a dispute.
Can I get a gas safety check and boiler service together?
Yes, and most landlords do. We can carry out both in one visit. It saves time for you and your tenant, and means the boiler is properly maintained as well as legally compliant.
How quickly can you get to my property?
Usually within the same week. If your certificate is about to expire and you need it done urgently, call us and we'll do our best to fit you in sooner.
Do you cover HMOs?
Yes. HMOs (houses in multiple occupation) have the same gas safety requirements as single-let properties. We can check all communal and individual gas appliances in the building.
